WSU x Mirvac: Crafting a Vibrant, Liveable Community

In April 2019, Western Sydney University announced Western Growth to revitalise the campuses between periurban and CBD locations to facilitate better connectivity and also to contribute to urban development.

As part of this plan, the WSU Milperra campus redevelopment was planned. WSU Milperra is bounded by Ashford Avenue, Bullecourt Avenue, Horsley Road and the M5 Motorway. The 19.64-hectare site has become vacant following the relocation of the campus to Bankstown CBD.

Mirvac and WSU entered into a project delivery agreement in August 2019 to develop a concept scheme to rezone the site from educational uses to low-rise residential uses associated with a series of open spaces and communal and retail facilities.

A rezoning proposal was subsequently lodged in 2021 by Mirvac with the official amendments to Canterbury-Bankstown LEP being made in June 2024.

Redevelopment of this mega site offers an unparalleled opportunity to create a new liveable community that enhances the wider neighbourhood in which it sits. Placemaking, amenity, generous open spaces and landscaped streets define the proposed approach to the design of this new community.

The project will deliver about 430 residential dwellings with a combination of semi-detached, attached and standalone houses. About 8000 sqm of land will be dedicated for a retail shopping centre. Subject to a future demand analysis during the development application stage. Proposed land uses may also include shared office space, cafes, restaurants, community rooms and a reconfigured childcare centre. In additional, the new master planned estate will provide over 3.5 hectares of open space and parkland.

On the south eastern corner of the campus site is 3.7 hectares of land, which has also been transferred to the adjoining Mount St Joseph Catholic College. This land has not been rezoned and will continue to be used for educational purposes.
