Woolworths: New Eastern Creek Chilled and Fresh Distribution Centre

Woolworths gets the nod from the NSW Department of Planning to construct a chilled and fresh distribution centre to be operated at the Light Horse Interchange Business Hub on 165 Wallgrove and 475 Ferrers Road in Eastern Creek.

The centre will have a gross floor area in excess of 75,000 square metres, comprising:

  • fresh distribution centre at ground floor – 31,818 square metres,
  • chilled distribution centre at the upper level – 24,560 square metres,
  • mezzanine level with staff amenities – 4,741 square metres, and
  • ancillary buildings – 14,724 square metres.

 

In addition, the proposal includes construction of a return transfer facility accommodating a B-double drive-through, as well as a 4-storey above ground carpark for 762 car spaces.

The centre will incorporate a state-of-the-art refrigeration systems and technology. It maximises efficiency by accommodating both a chilled and fresh distribution centre within the same warehouse, removing the need for the redevelopment of a separate site.

The rationale behind the project derives from the need to address prevailing and anticipated deficiencies in Woolworths’ supply chain network. At present, its NSW chilled and fresh network relies on the existing Minchinbury Chilled Facility, which is operating at maximum capacity, with excess demand serviced by the distribution centre at Arndell Park. This centre is expected to reach operational capacity this year.

Accordingly, this centre will be integral to the long-term operational viability of Woolworths’ supply chain and distribution network. It will also allow Woolworths to extend the shelf life of fresh fruit and vegetables to reduce food wastage (by providing the highest quality refrigeration technology).

The Light Horse Interchange Business Hub represents an optimal location for Woolworths’ operation, given the area acts as a major transport interchange that provides efficient access to the M4 and M7 with further links to the M5 and M2. The business hub forms part of the Western Sydney Parklands, which comprises a 27km open space corridor.

The site is governed by a concept approval under SSD-9667, as lodged by the Western Sydney Parklands Trust in July 2019. This consent provides for up to 165,000 square metres of distribution centres and light industrial uses.

Charter Hall’s wholesale industrial and logistics fund acquired the leasehold interest in the hub from Western Sydney Parklands Trust via an open market tender process. Each of the approved developments within the hub will be subject to a 90-year ground lease, providing ongoings funds to facilitate the continued operation, maintenance and improvements to Western Sydney Parklands.
