Westlink Industrial Estate Stage 2 is a significant development undertaken by ESR. It is aimed at establishing a warehouse and distribution centre alongside necessary site preparation and infrastructure works.

This project is part of a broader vision to bolster the industrial capacity within the Western Sydney Employment Area, specifically within the Mamre Road Precinct, which was zoned in 2020 to support industrial development.

Spanning over 530,000 square metres across multiple lots in Kemps Creek, Westlink Stage 2 encompasses subdivision of the site into individual lots, with plans for a warehouse (identified as Warehouse 2) featuring a total gross floor area of over 38,500 square metres. This includes warehouse, ancillary office and dock office spaces. The facility is expected to operate 24/7.

The strategic merit of Westlink Stage 2 is closely aligned with governmental plans and policies aimed at fostering economic growth and job creation within Western Sydney. The development will see the delivery of a high-quality, sustainable and innovative industrial hub. By providing large-format warehouse and distribution floorspace, the project addresses the growing demand for such facilities in the region and crucial role in the staged development of the Westlink Industrial Estate, contributing to the broader strategic vision for Sydney’s future development.

Mamre Road Precinct Development

Westlink Stage 2 is part of the larger Westlink Industrial Estate vision – an integrated, world-class industrial estate designed to provide innovative warehousing and distribution solutions. The estate’s development is phased, with Stage 1 already approved and under construction, laying the groundwork for subsequent stages. This phased approach ensures a cohesive and logical development process, with Stage 2 building upon the infrastructure and planning considerations of its predecessor.

The project is strategically positioned to attract a mix of tenants, including blue-chip logistics and freight companies, e-commerce retailers, manufacturers, technology and innovation firms and third-party logistics providers.

As part of Stage 1, works-in-kind arrangements were negotiated with the NSW Government and Penrith Council. These arrangements seek to upgrade the Mamre Road and Abbott Road intersection, as well as the remainder of Abbotts and Aldington roads to cater for industrial traffic along this corridor.
