Westfield Eastgardens: Major Revamp On The Horizon

Scentre Group’s master plan for Westfield Eastgardens presents a cohesive and integrated scheme that will significantly improve the arrival experience and public offering at each end of the centre.

Prepared by Scentre Group who operate, manage and co-own Westfield Eastgardens with Terrace Tower Group, the rezoning proposal on public exhibition demonstrates a vision to transform the major shopping centre into a vibrant, mixed use town centre accommodating an improved arrival experience, expanded retail, food/entertainment and leisure offering, as well as new commercial office towers integrated into an active civic plaza, connected to a remodelled and enhanced bus terminal.

There is also the opportunity to improve accessibility, connect better with the community, create jobs and strengthen the economic role of the centre, in line with its recognition as a strategic centre under the Eastern City District Plan.

To facilitate this vision, it is intended that the planning controls applicable to Westfield Eastgardens under Bayside LEP be amended to introduce a new FSR of 1.8:1 (currently 1:1) and a building height of part 34m, 40m and 59m (currently 25m).

These new controls, once adopted, will deliver 64,800 sqm of new commercial core floor area, including:

  • retail, A-grade office, innovative co-working spaces, a gym, childcare centre and medical services,
  • expanded retail and an upgraded entertainment and lifestyle offer with a rooftop garden,
  • 950 – 1200 commercial jobs and 900 – 1100 retail jobs,
  • externalised retail interfaces to a new civic plaza and evolving neighbourhood.

 

A desktop survey of the existing building calculates the existing built floor area to be just shy of 100,000 sqm.

A long-term aspiration to introduce new uses to the site are also proposed, including build-to-rent apartments or student accommodation on the Northern Bunnerong Road frontage. This does not form part of the current rezoning proposal but is illustrated on the masterplan to show how this part of the site may be developed in the future.

The shopping centre was officially opened in October 1987 and extended and refurbished in 2001. No significant upgrade works have been undertaken at the centre since 2002. It is a fully enclosed major shopping centre anchored by Woolworths, Coles, Big W, Myer, K-Mart, Target and over 250 speciality stores.
