Western Sydney: First Mixed-Use Development Near Future Metro

A new DA has been lodged with Penrith Council for the first mixed-use development near the new metro line at St Marys.

Located at 9 – 25 Queen Street on over 2000 sqm, the DA seeks to transform the site into a new urban landmark, featuring a 3 x storey commercial podium, 8 x storeys of residential apartments, yielding 48 x units. In particular, the development will comprise the following:

  • The ground floor will host 1,111 sqm of retail space, while the first and second floors will provide 1,923 sqm of commercial space.
  • The residential apartments will include 6 x 1 bedroom units, 39 x 2 bedroom units and 3 x 3 bedroom units.
  • A total of 132 parking spaces are distributed across three basement levels.

 

The project adheres to the current building height limit of 32 metres and a maximum FSR of 3.5:1 as permitted under Penrith LEP.

The development is poised to enhance the local community by providing a substantial mix of housing options and commercial spaces, contributing to the vitality and diversity of St Marys Town Centre. It will activate the streetscape with retail and commercial fronts, improving pedestrian connectivity and urban interaction. The proximity to St Marys Train Station and the future metro line is a gamechanger for the site, improving the ultimate apartment buyer experience.

St Marys Metro will be located under the existing St Marys Station and will have two entries – one on Station Street and another on Harris Street. This new gateway to Sydney will become an important metropolitan transport interchange and play a vital role in the revitalisation of St Marys as a strategic centre: promoting future employment growth, supporting the local population now and into the future and improving connections across Greater Western Sydney.
