Woolworths wins big after its Waterloo site was officially rezoned on 22 March 2024.
Located at 923 – 935 Bourke Street, Woolworths envisions a mixed-use precinct with a pedestrian-focussed ground plane that enhances and activates connections within the development, creating new retail and urban activation benchmarks in the heart of Waterloo.
Upon delivery, the precinct will consist of 3 x residential blocks, with an anchor building on the corner of McEvoy and Bourke Street with commercial and retail offerings fronting the key intersection. Each building has been carefully designed to deliver a high level of residential amenity with a focus on maximising natural light, ventilation and courtyard tree-top outlook to all apartments, communal areas and circulation spaces.

The buildings will sit 5 – 7 storeys high without overshadowing neighbouring development. A voluntary planning agreement has been negotiated, which will see the provision of affordable housing contributions, equating to 12% of the new floor space. Provision for electric vehicle charging facilities are also required under the planning agreement.
Recently, there have been studies identifying a supermarket shortfall in Green Square and this project will solve that problem for the local community, as well as reduce the long-distance travel for daily necessities.
Green Square urban renewal area is Australia’s largest urban renewal area with the Green Square Town Centre at its heart. The urban renewal area is forecast to grow to around 32,000 dwellings, housing around 60,000 – 70,000 people by 2036.
