Waterloo Business Park to be transformed into a build-to-rent site

Goodman is proposing 6 new buildings for build-to-rent housing on its Waterloo Business Park site located at 35 – 41 Waterloo Road in Macquarie Park.

Still very early in the planning process, Goodman is proposing 6 new buildings with a total gross floor area of 47,504 square metres and 594 residential apartments. The existing business park sits on over 15,000 square metres of land.

Located within the Macquarie Living Station Precinct under the Macquarie Park Place Precinct Strategy, retail, community uses and recreation areas will be available at ground level.

A new road connection will be constructed at the north of the site, linking Lane Cove Road and Dirrabari Road.

With an estimated capital investment value north of $275 million, the project has the potential to contribute to employment within the local area, helping to support employment targets for Macquarie Park.

While employment estimates are yet to be modelled, indicative estimates can be outlined based on typical benchmarks and a review of previous employment estimates for BTR projects. The development will comprise 38,141 square metres of residential BTR uses and nearly 3000 square metres of ancillary non-residential areas. Based on these estimates, the project should generate about 330 construction jobs and 140 direct ongoing operational jobs.

In terms of permissibility, Goodman will seek consent for a residential flat building, which is a form of build-to-rent development.

Goodman has only lodged its scoping report with the NSW Department of Planning and Environment. The purpose of a scoping report is to request the environmental assessment requirements from the Department’s Secretary for the preparation of an environmental impact statement for a State significant development application.
