Vicinity’s $1.3 billion Bankstown Vision

Vicinity’s $1.3 billion rezoning request at Bankstown Central is back on public exhibition with the NSW planning department.

Vicinity envisages a 30-year vision delivered in stages to enable the following:

  •  accommodate a concept plan comprising a mixture of uses across the site with height and density focussed along North Terrace and near Bankstown Station and the future Metro line,
  • facilitate reconfiguration of the existing shopping centre to accommodate additions and staged construction of 19 x towers around the retained central core of the centre,
  • provision of new public open spaces, such as a new 5000 square metre public park and 5600 square metres of pedestrian-focussed plazas throughout the site and boulevards, including the east-west pedestrian link along the northern end of the site between Jacob Street and Lady Cutler Drive,
  • facilitate extension of Jacobs Street between The Mall and Northern Terrace for road traffic and pedestrians, and
  • relocation of the bus interchange and layover to a new permanent location either within or outside the site, subject to ongoing discussions with Transport for NSW.

In total, the redevelopment will comprise over 1250 apartments, 439 hotel rooms, 694 student accommodation rooms and 89 serviced apartments, together with 15,000 square metres of new retail.

In return, Vicinity is proposing to deliver the following public benefits:

  •  5000 square metres of open space along Rickard Road,
  • extension of Jacobs Street between The Mall and North Terrace into a shared bus and pedestrian way,
  • 1000 square metres of multi-purpose indoor facilities, including 2 x sport courts,
  • 200 square metres of incubator space for business start-ups, and
  • Completion of the town centre’s cycleway.

 

Strategically, the local strategic planning statement sets out a housing target of 50,000 additional dwellings accommodating 80% of increased housing supply in centres along the Sydenham to Bankstown Metro line and sustainable growth in local village centres. Bankstown City Centre is nominated as the ‘economic heart’ of the city, with 25,000 jobs and 25,000 students expected by 2036.
