TWT Global: Amalgamated St Leonards Site Rezoned

Planning authorities have officially signed off on TWT Global’s rezoning plans at 71 – 89 Chandos Street, with the amended planning controls for the site being gazetted on 15 July 2024.

Set on 2,467 sqm across 8 allotments, TWT’s planning proposal was informed by a concept scheme prepared by Smart Design Studio, which demonstrated the site’s location and size for increased density without generating any unacceptable environmental impacts.

Historically, the site has been limited by a 20-metre height restriction. This has since increased to 43 metres to make way for a 12-storey mixed-use building. A non-residential floor space ratio of 1:1 has been introduced to ensure the continual delivery of retail and office space in the precinct. These new controls will ultimately yield 64 apartments with a variety of sizes, configurations and bedrooms to suit a range of residents, including singles, couples and families.

TWT Village 

As demonstrated in the image above, TWT Village refers to a number of buildings proposed by TWT Global, within which the subject site is located. Whilst all of the proposals are capable of standing alone and can be addressed, constructed and operated independently, it is anticipated that these buildings will become an interconnecting village.  

The NSW government’s $11 billion Sydney Metro project will see a rapid transit station built in Crows Nest, located within 400 metres of the site, providing automated, fast and frequent transport to the CBD (via a second Harbour crossing), as well as key employment destinations at North Sydney and Macquarie Park.  

St Leonards offers a mix of some of Sydney’s oldest and most respected institutions with innovative small business and a young, well-educated community. It is the sixth largest employment centre in Sydney and the third largest north of the Harbour.
