Transit-Oriented Development: Promise Delivered But Plans Adjusted

Last week the NSW government officially rezoned 7 of the Transit Oriented Development Accelerated Precincts. These include Hornsby, Macquarie Park, Bankstown, Crows Nest, Homebush, Kellyville and Bella Vista.

Now that the rezoning has occurred, landowners and developers can lodge DAs. However, significant changes compared to the outcomes exhibited earlier this year have been implemented. This includes removing Stanhope Gardens and Glenwood from the rezoning.

The finalised TOD areas will deliver:

  • Homebush – 18,000 homes
  • Hornsby – 6,000 homes
  • Bella Vista and Kellyville = 4,600 homes
  • Bankstown – 14,000 homes
  • Macquarie Park – 9,600 homes
  • Crows Nest – 5,900 homes

 

On the other hand, public exhibition of the Bays West rezoning is expected in 2025. It will track on a different timeline to other TOD areas due to the need to resolve working harbour and port uses.

The NSW government also last week made policy changes to streamline development assessment and speed up housing delivery in the TOD areas.
