A bold new chapter in healthcare is on the horizon for Campsie, as a rezoning proposal seeks to reshape the landscape at 11 Harp Street and 5 & 11A Elizabeth Street. This visionary project by Neetan Investments aims to deliver a state-of-the-art private hospital and a comprehensive mixed use precinct that promises to deliver significant social, economic and health-related benefits to the local community.

Currently used as a car storage facility, one of the key elements of the rezoning is the introduction of ‘health services facility’ and ‘hotel or motel accommodation’ as additional permitted uses within the IN2 Light Industrial zone. This inclusion is necessary to facilitate the private hospital development, which will offer services not currently available at the nearby Canterbury Public Hospital.

The precinct will also provide patients requiring short-term accommodation, either pre or post treatment, with a convenient and comfortable place to stay, close to the health services they need.

Under the rezoning plans, the floor space ratio is set to increase from 1:1 to 2.1:1, enabling a significant expansion in building size and capacity. Additionally, the site’s height will increase from 16.5 metres to 38.5 metres to allow a mix of 3-10 storey structures. This vertical growth will support a gross floor area of nearly 65,000 square metres across 6 x buildings, each designed to cater to specific healthcare needs.

The private hospital will serve as the cornerstone of the precinct, offering an array of medical services. These include an integrated ambulatory health hub for specialised treatments like renal dialysis and chemotherapy, a rehabilitation and respite care centre and a day procedure centre. The precinct will also feature a hospital-based childcare centre with about 150 placements, a medical centre with specialist suites, a clinical teaching and learning centre and essential clinical support services.

With over 400 full-time staff to be employed upon completion, the healthcare project is poised to become a major contributor to the local economy and a cornerstone of community health services for years to come.
