Three key plans finalised for the Cherrybrook precinct

Cherrybrook is set for major transformation following the finalisation of varied planning documents. 

Finalised in December 2022, the following separate but related plans will help transform the Cherrybrook precinct into a compact and walkable green village surrounding the metro station and new town centre:

1. Cherrybrook Precinct Place Strategy, which will guide the development of the wider Cherrybrook precinct and inform future rezoning.

2. Landcom’s rezoning proposal for the Cherrybrook Station State Significant Precinct, which covers the government-owned land next to the metro.

3. An amendment to the Planning Systems SEPP to enable the government-owned land to be listed as a State significant development site. The practical implication of this is to enable future DAs to be lodged through the SSD pathway.

With 7.7 ha of government-owned land surrounding the metro station, 3200 new housing opportunities are focussed close to the station to provide increased housing supply and greater housing choice within walking distance to public transport.

Areas beyond 400m of the station and outside the growth boundary area will continue to provide opportunities for low density residential housing.
