Thomas St, Haymarket: 50 Storeys of Mixed Uses

Greaton has lodged a new application for a 50-storey mixed-use development at 187 – 189 Thomas Street in Haymarket. Strategically located near Central Station, Chinatown and Darling Harbour, this project aims to transform the site into a bustling build-to-rent housing, hotel accommodation and commercial spaces.

The site, which was identified for development uplift in the 2020 Central Sydney Planning Strategy, has undergone significant planning adjustments to unlock its potential. A successful planning proposal in 2021 increased the site’s height to 226.8 metres and set a maximum floor space ratio to 20:1.

With changing market conditions, especially the decline in demand for commercial office space and an urgent need for housing and tourism accommodations, the development seeks to capitalise on these trends.

Key features of the proposal:

  • BTR Housing: The building will feature 24 storeys of BTR housing, comprising 279 apartments, with a mix of studios (19%), 1-bedroom (38%), two-bedroom (41%) and three-bedroom units (3%). Additional, 8.4% of the residential floor space will be allocated as affordable housing, managed by a Community Housing Provider in perpetuity.

 

  • Hotel Accommodation: The development will offer 10 storeys of hotel accommodations, with 265 keys in a mix of standard rooms and suites, catering to the high demand for visitor accommodation in Sydney’s tourism hub.

 

  • Commercial & High-Tech Space: The lower podium levels will accommodate 12,204 sqm of high technology industries and office premises, supporting Sydney’s growing tech and innovation sectors. Retail premises of 300 sqm will be included on the upper and lower ground floors, enhancing the precinct’s vibrancy.

 

The project is part of the broader renewal of Central Station State Significant Precinct, which aims to develop 24 hectares of land around Central Station into a vibrant mixed-use district. The precinct is set to deliver 514,900 sqm of floor space, including 269,500 sqm of commercial and over 100,000 sqm for residential accommodation.
