In the final stages of being upzoned on the back of the St Leonards Crows Nest 2036 Plan is a prime site in an evolving location at 71 – 89 Chandos Street owned by TWT Global.
With the future Crows Nest Metro located 500 metres from the site on the corner of Pacific Highway and Oxley Street, the site will see an increase in height from 20 metres to 43 metres (12 storeys) and a 4:1 mapped FSR control. However, the non-residential FSR will increase from 0.6:1 to 1:1 to maintain commercial and retail uses in the precinct.
A concept scheme has been prepared by Smart Design Studio to demonstrate the site’s capacity. The concept indicates:

St Leonards Crows Nest 2036 Plan focuses on providing 16,500 additional jobs over the next 20 years, to reinforce greener spaces, create a vibrant community which is accessible for pedestrians and cyclists and well designed. This all has resulted in a change in development heights in St Leonards – Crows Nest and set a clear direction on how to design these precincts.
The area is rapidly changing with several new development currently underway. Immediately to the north of TWT’s site on the opposite side of Chandos Street is a recently constructed 6-storey mixed-use building at 66 – 78 Chandos Street). South of the site is 50 – 56 Atchinson, which was rezoned a few years ago to facilitate a 16-storey mixed-use building. At 40 – 48 Atchinson Street is a recently constructed 12-storey building known as ‘The Arden’.
