In a significant move towards enhancing aged care in the North Shore, Opal HealthCare has announced the development of a state-of-the-art aged care facility in the lush, green suburb of St Ives.
For context, Opal manages over 9,000 residents within 131 aged care communities located in NSW, Victoria, Queensland, South Australia and Western Australia. The operator offers a range of accommodation options and living spaces, inclusive of private and companion rooms.
Opal’s landholding at 285 – 289 Mona Vale Road and 1 Flinders Avenue in St Ives spans over 9,000 sqm and comprises five individual lots. Its site is zoned R2 Low Density Residential and under Ku-ring-gai LEP, seniors housing is permissible. With the site being constrained by a 0.3:1 FSR and 9.5 metre height, the Housing SEPP affords the site a non-discretionary FSR of 1:1, improving the site’s dwelling capacity significantly.

Opal is proposing a part 3-storey residential aged care facility, comprising 145 beds, onsite kitchen and laundry facilities, as well as a café, salon, gym, health consultation rooms and a mini-bus bay.
Opal’s vision centres around creating a warm, home-like environment that supports both the physical and emotional wellbeing of its residents. The facility will feature spacious private rooms with ensuite bathrooms, designed to offer maximum comfort and privacy. Each room will be equipped with modern amenities, including advanced nurse call systems and smart technology to ensure the highest level of safety and convenience.
The master plan respects the existing green assets by retaining high value tree clusters and significant vegetation. It extends the existing canopy to contribute to green corridors with some additional boundary planting and embeds a green network of both recreational and ecological spaces that will contribute to the visual quality of the precinct. Opal’s approach to sitting, open space and recreational cluster locations means that residents outlook is supported with a natural interface.
