A new private hospital is proposed in Sydney’s southwest at 61 – 71 Goulburn Street in Liverpool.
Sacco Building Group has requested the Department’s Secretary for her assessment requirements under the Rapid Assessment Framework.
The proposal will seek consent for a 32,000 square metre facility over 20-storeys of medical consulting, education, operating theatres, ambulatory care and radiation oncology, administration, ground floor retail and provision of a pedestrian bridge link to Liverpool Public Hospital.
The building will comprise:
Immediate site context
The site exhibits an area of 4685 square metres. Existing on the site are apartment complexes, ranging from 3 and 4-storeys in height with scattered trees. The immediate site context exhibits residential, commercial, education and infrastructure-related typologies.
Sacco Building Group is in final discussions with a mix of private hospital operators. The proponent has received strong interest from education providers and medical research facilities. The proposal has been carefully considered to function as key social infrastructure in co-location with the adjacent Liverpool Hospital to form part of the wider Liverpool Health and Academic Precinct and Liverpool Innovation Precinct.
The planning proposal for the site is currently on post-exhibition, which seeks to amend the building height from 35 metres to 79 metres and increase the FSR from 3.5:1 to 6.9:1. In addition, the proposal also seeks to facilitate a FSR of 3.5:1 for sites over 1000 square metres in the Liverpool City Centre.
The private hospital has a capital investment value of $234 million.
