In the final stages of rezoning is an irregular shaped island site at 245 – 247 Great Western Highway in South Wentworthville. The site is 4,775m2 and faces the Great Western Highway and the Liverpool-Parramatta Transitway on the northern boundary, the M4 Smart Motorway from the south and the M4 on-ramp from the south and east.
Currently, the site is constrained by a 9 metre height limit, but NRB Property Group has received gateway approval to improve the site’s height to 27 metres and FSR to 1:1. Additional permitted uses for both hotel accommodation and a restaurant / café have also been granted by the NSW Planning Department.
Once the new planning framework is gazetted, the developer will redevelop the site into a part 4-storey and part 6-storey multi-level hotel with ancillary facilities, such as a roof top dining and bar, pool, gymnasium, conference rooms and a health & wellbeing centre. The hotel will be capped at 76 rooms and will not exceed 3,040m2 of gross floor area. The long-term heritage item on the site, known as ‘The Wattles’, will be repurposed into a restaurant / café to be opened to the public.

Currently, the site benefits from an active consent for construction of a 2-storey hotel with 48 rooms with ancillary facilities. This DA was approved by the former Holroyd City Council in 2010. In 2015, a building inspection was carried out by Council, which confirmed that the consent had been activated via demolition works. This existing consent is an underutilisation of a prime island site with main road and motorway exposure and makes it unfeasible to redevelop this site.
The improved planning framework on the site will enable the revitalisation of a prime island site to provide short-term transit-oriented visitor accommodation and make the site more viable to be developed. The site is identified as one of the prime locations for potential future medium/high density housing given its proximity the M4, Westmead South Precinct and Westmead health and education precincts.
