Romanous Developments have plot a hotel and retail complex at 301 – 305 Kent Street and 35 – 39 Erskine Street.
Located in Central Sydney, the project entails the construction of a significant hotel development aimed at revitalising the area and contributing to Sydney’s status as a global commerce and tourist destination.
The proposed building envelope reaches up to 108.8 metres in height with a maximum floor area of circa 13,000 square metres, which includes 266 hotel rooms. The development is designed to meet the increasing demand for high-quality tourist accommodation and retail space, aiming to support the NSW visitor economy.
In August 2020, a SSDA was approved for a hotel development on the site with a height of circa 80 metres. This initial application and approval process occurred concurrently with the City of Sydney’s finalisation of the draft Central Sydney Planning Strategy. This strategic planning document aimed to revise height and FSR controls in specific locations to allow for increased development.

The strategy was officially adopted in November 2021, shortly after the approval of the previous DA. With the new planning controls in place, the site became eligible for a maximum building height of 110 metres.
By accommodating increased demand for visitors to Sydney, the development aims to facilitate an improved visitor experience. This is in line with the broader objective of contributing towards the growing visitor economy, which is crucial for Sydney’s continued appeal as a global destination.
