After acquiring the site for a reported circa $110 million from Chinese-owned ICD Property and local firm, Belingbak, Well Smart Group have lodged a significant hotel development application at 372 – 382A Pitt Street.
In December 2021, a concept DA for the site was submitted for a proposed building envelope and future development parameters for a mixed-use development. In September 2022, the Central Sydney Planning Committee granted consent to this concept DA and Well Smart Group has now lodged a 60-storey hotel DA with ancillary retail amenities.
On public exhibition, Well Smart Group is proposing a 189.7 metre slender tower with 16,180m2 of gross floor area. The building will accommodate one basement level for back-of-house, a 5-6 storey podium, comprising hotel facilities and a publicly accessible restaurant/bar and 51 tower levels, including 509 hotel rooms, a gym and studio space for guests on level 57.
Well Smart Group is proceeding with the detailed design of the development based on the competition-winning scheme by KHA + Crone.

Situated on a multi-lot irregular 1,139m2 site fronting Pitt Street, the redevelopment represents an opportunity to continue the transformation and renewal of the southern end of Central Sydney alongside the recent investment in city-shaping transport infrastructure and public domain improvements.
Well Smart Group will provide a high-quality hotel building with a strong external identity, consistent with other premier hotel offerings in Central Sydney and globally. This will be achieved through retention of the existing historic terraces, the façade treatment of the tower form and the introduction of the ‘landscaped vessel’ over the podium. The high visibility of the site from key transport arteries entering the city and from the city streets will create a new visual anchor in the skyline.
With the site comprising dated 3-storey commercial buildings, it is located beside the 166-key Ibis Sydney World Square hotel and opposite the World Square shopping centre, with Hyde Park just a few blocks away.
