Senior Serenity: Modern Rosebery Living for Today’s Aging Community

Corio Projects have lodged a State significant DA for a premier seniors living development at 22 – 40 Rosebery Avenue and 108 Dalmeny Avenue in Rosebery.

With the project on public exhibition, Corio Projects seeks to meet the housing needs of an aging population by providing a typology of housing suitable for older residents, including a range of health, leisure and support services. In particular, the developer intends to construct 6 x buildings up to 8-storeys in height, including:

  • 34-bed residential care facilities wholly contained with a 6-storey building fronting Dalmeny Avenue,
  • 170 independent living units comprising 12 x 1-bedroom, 101 x 2-bedroom and 57 x 3-bedroom units,
  • on-site administration, amenities and ancillary facilities including a café, lounge/dining area, salon, gym, indoor pool, spa and consultation rooms, and
  • communal open spaces, including a central courtyard and communal rooftop areas.

The site is zoned mixed-use with a mapped floor space ratio of 2.16:1 (including the design excellence bonus) and a total site area exceeding 9,800m2. It benefits from varied height limits, including up to 12, 22 and 25 metres. The Housing SEPP affords an additional 25% of the maximum permissible FSR that results in a building with a height of not more than 3.8 metres above the maximum permissible building height. On this basis, the development is subject to a maximum FSR of 2.7:1 and ultimate heights of 15.8, 25.8 and 28.8 metres.

With the design panel selecting the scheme prepared by Jackson Teece and Aileen Sage, the seniors living project will deliver important social and economic benefits to the community by contributing to housing diversity for the increasing elderly population. It will provide choice, accommodate a continuum of care and allow residents to age in place.

Located within the North Rosery Precinct, the site forms part of the broader Green Square Urban Renewal Area. It is well-serviced by a range of public transport options that provide a direct connection to Sydney CBD and surrounding suburbs. Access to suitable transportation options is an essential requirement for seniors housing.
