A strip of businesses including car yards in Ryde will soon be demolished to accommodate almost 200 apartments and a childcare centre.
Located at 691 – 695 Victoria Road, a $97 million proposal was lodged with Ryde Council just before Christmas 2023 to make way for 3 x high-rise towers between 6 – 8 storeys. The car yards to be demolished include Ryde Hyundai, City Ford Ryde and GWM car dealership – all of which comprise a 6330 square metre mixed-use site.
The high-quality mixed-use project will address the strong demand for housing in Ryde LGA, with the average price for a brand-new 2 x bedroom unit being $950k – $1.05m. The project will enhance the setting and produce a sympathetic solution to existing buildings and heritage items.
City Ford Ryde
Communal green roof terraces have been proposed, together with a 120 x place childcare centre on the ground floor with sensory gardens and a scooter track.
With the project being right next-door to low density homes, neighbours have made complaints that their homes could be left without sunlight during periods of the day and will suffer in market value.
Given the project value, assessment of the proposal will lie in the hands of the local planning panel.
