Australia Turf Club – the operator of Royal Randwick Racecourse – is proposing a new 7 x storey mixed-use hotel development to support the core function of the horse racing facility.
What is specifically proposed is a circa 10,000 square metre building including a registered club on level 1 known as ‘the Jockey Club’ and 156 standard rooms and 34 hotel suites on the above 6 levels. The hotel will have a dual use and operate in part as a function centre on event days, with day patrons specifically accommodated at the ground level.
The project will support the ongoing pre-eminence of the racecourse as the premier recreational destination in Sydney, and specifically the opportunity to capitalise upon the unique assets of the site to support the growth of the equine tourism industry, which is a rapidly growing economic sector that aligns with the primary use of the site as a horse racing facility.
To be located within the Spectator Precinct, the new hotel will ensure the ongoing operation and safety of the sensitive horse stabling and race training facilities to the west and southern extent of the site. Further, the location of the hotel at the midpoint of Alison Road and termination of Darley Road affords the site a strategic positioning as a new, highly prominent visual anchor and focal point on this key arterial corridor to signify the prominence of the racecourse as a key local landmark.

The site is positioned between two key sub-regional road corridors, being Alison Road and Anzac Parade, the latter being subject to transformation into a more vibrant and active precinct in the future based upon the strategic planning for the Kensington and Kingsford Town Centres Strategy and the current Randwick Comprehensive Planning Proposal.
Royal Randwick Racecourse has an extensive history within Australia’s racing culture for over 150 years. The site is one of the largest recreation areas in the Eastern Suburbs of Sydney. It benefits from a highly strategic location within a major open space and entertainment precinct that includes a range of active and passive recreation areas, including Moore Park Golf Course, the Moore Park Sport Precinct, the Entertainment Quarter and Centennial Park.
The proposal will replace a previously approved 8 x storey hotel development within the same location. Updated designs and service offerings have been provided in this fresh application to better align with the current market demand in the tourism sector.
This proposal complements a number of other proposals pioneered by Australia Turf Club, including permission to operate events and festivals on non-race days, as well as consent to hold 16 x night racing events each year between October – April.
