Luxury developer, Gurner, has reworked plans for its $800 million Sydney dual towers.
In a bold move to redefine urban luxury living, the proposed modifications at 189 – 197 Kent Street, signify a departure from conventional mixed-use development towards a more refined, high-quality residential offering.
Spearheaded by Gurner, this initiative seeks to transform the current 18 x storey commercial building into a bespoke residential enclave, emphasising enhanced living experiences through meticulously designed spaces and improved amenities.
The heart of this proposal is the transformation of the site to accommodate 91 x 3-bedroom apartments – a reduction from the previously approved 125 apartments of mixed sizes. This shift underscores a commitment to quality over quantity, providing spacious living areas that cater to a discerning market segment looking for premium residential options.
Existing 18 x storey commercial building at 189 – 197 Kent Street
The project retains the original 33 x storey height but introduces significant modifications to internal layouts and the building’s core to improve efficiency and residential amenity. Notably, the redesign includes an increase in floor-to-floor heights to 3.25 metres to accommodate modern living standards and comply with the Design and Building Practitioners Act.
A slight adjustment sees the total proposed GFA at 14,665 sqm, a modest increase. This includes a thoughtful reconfiguration of basement parking and communal spaces to enhance functionality and the overall living experience.
