A State significant DA is being prepared by Ethos Urban for a mixed-use development on a prime site in Redfern.
Located across 3 lots at 2 – 14 Vine Street, 16 – 30 Vine Street and 32 – 34 Eveleigh Street, the L-shaped site is less than 270 metres from Redfern Station. Together, the site is 2,406 sqm of mixed-use zoned land, which currently accommodates a mix of commercial units with an ancillary partly sheltered loading dock hardstand area.
Once lodged, the significant DA will seek consent for the construction of a mixed-use commercial and residential development across two buildings. A part 3-storey and part 6-storey retail and commercial building will sit on the western side of the site, including basement floor level commercial units, ground floor level retail units and additional commercial units at the upper floor levels.

A separate part 3-storey and part 6-storey mixed-use commercial, retail and residential building will be developed on the eastern side of the site, comprising ground floor level retail units, first floor level commercial units and residential apartment units at the upper floor levels with basement parking.
Across both buildings, the development scheme indicates 2,054 sqm of residential GFA, including 12 x 1-bedroom units, 9 x 2-bedroom units and 2 x 3-bedroom units. 966 sqm of retail GFA is proposed, as well as 4,214 sqm of commercial GFA.
Various projects in Redfern, including Deicorp’s towers adjacent to the station, have added much-needed life to the precinct. 10-hectares of government-owned land within Redfern-Waterloo is also being redeveloped into a mixed-use precinct with new jobs, homes, community facilities and open space. Up to 6,200 new jobs are proposed in the innovation, professional services and creative sectors, as well as 420 new homes. New walking paths, including new connections to Redfern Station will be delivered, as well as 11,200 sqm of new public open space and 3,700 sqm of community and cultural floor space.
