Punchbowl: First Multi-Level Warehouse Centre Approved

Hale Capital wins big in the month of July after the NSW planning department signs off on its multi-level warehouse and distribution centre in Punchbowl.

Located at 45 – 57 Moxon Road, Hale Capital identified an incredibly rare opportunity to consolidate almost 35,000 sqm of industrial land to develop an innovative distribution centre on a high-quality design that is sympathetic to the local context.

The multi-level centre will comprise over 29,000 sqm of gross floor area, including 12 x warehouse tenancies and ancillary office space. Tenancies 1 – 6 will be located on the ground floor, while tenancies 7 – 12 will be on level 1.

Hale’s redevelopment promotes the efficient use of an industrial site with strong capability for redevelopment. Employment opportunities will be generated on a designated site in an industrial precinct that is strategically located between Port Botany, Sydney Airport, Western Sydney and the regional road network. In particular, 269 jobs through the construction phase and 585 once operational are projected.

The site forms part of a larger area within the Punchbowl industrial area along Fairford Road with direct access to Bankstown centre. It has been used for industrial activities for over 40 years. In 1969, a factory was constructed on the site involving extensive land clearing and structural development. By 1991, the site was completely developed with car parks, large industrial buildings and footpaths.

This development is another example of the unrivalled demand for warehousing and distribution centres. With the supply of industrial land continuing to shrink as a result of industrial rezonings to mixed-use, multi-level warehousing will continue to gain pace in metropolitan Sydney and stack for developers.
