Fife Capital in joint venture with Stockland have received sign off from the NSW Department of Planning and Environment for an industrial estate on Aldington Road in Kemps Creek.
The development will be located within the Mamre Road Precinct of the Western Sydney Employment Area, which is rapidly being developed for employment generating industrial purposes, with warehousing and distribution centres a dominant use.
Specifically, the site is 72-hectares of land on 106 – 228 Aldington Road in Kemps Creek, previously used for residential and agricultural purposes.

Consent has also been granted for stage 1 works, including bulk earthworks across the entire site and the construction of one building with a gross floor area of 50,300 square metre
Western Sydney Employment Area
This site is one of the early proposals for industrial uses in the Mamre Road Precinct. Currently, there are another two approved industrial estate where construction is underway, including the Kemps Creek Warehouse, Logistics and Industrial Facilities Hub (SSD-9522) and the Aspect Industrial Estate (SSD-10448). Westlink Industrial Estate Stage 1 (SSD-9138102) was also recently approved in April 2023. Four other State significant development applications are under assessment by the Department for industrial developments within this precinct.
The Western Sydney Employment Area was established in 2009 through the State Environmental Planning Policy (Western Sydney Employment Area), now consolidated with the State Environmental Planning Policy (Industrial and Employment). To address the demand for retail, freight and logistics markets, additional land was added to the Western Sydney Employment Area through the rezoning of the Mamre Road Precinct, which covers 850 hectares of land. Once fully development, this precinct is expected to deliver 17,000 jobs.
Western Sydney is experiencing an emergence of more advanced and integrated business operations, including a shift to more specialised, automated facilities, 24/7 operation and a mix of uses supporting industrial facilities. Traditional industrial tenants are moving out of smaller premises to larger, modern facilities in Western Sydney. Operators who continue to require a South Sydney presence will pay premium leasing rates.
