Planning department signs off on Meriton’s controversial rezoning in Bondi Junction

Meriton’s site at 34 Flood Street in Bondi Junction has officially been rezoned from SP2 Educational Establishment to R3 Medium Density Residential.

Existing on the site includes a Synagogue with pedestrian access to Flood Street. A not-for-profit community kitchen is located at the rear, accessed via a shared driveway located on the adjacent property to the north at 26 – 32 Flood Street.

The site has been developed in conjunction with the adjacent property at 36A Flood Street, which is also owned by Meriton. That site is known as Yeshiva College.

Historically, the site has been used from the late 1950’s to the 1980’s as Yeshiva College, which was later relocated to its current location at 36A Flood Street. No. 36 has since been utilised as a synagogue attached to the school.

The SP2 Educational Establishment zoning on no. 36 is an anomaly to the use of the site, as it is not used as an educational establishment. The site benefits from existing use rights but such rights only permit minor alterations for educational establishment purposes.

Meriton’s immediate intentions are not to redevelop the range and it will continue to provide a range of religious, educational and community services. However, it has indicated that future development options include an apartment building with a diverse unit mix or attached multi-storey terraces across two blocks.

The community has raised quite a bit of backlash about the proposal, particularly in relation to the heritage significance of the Synagogue. Various submissions were made for an interim heritage order to be slapped on the site by Council.

The rezoning also allocates a minimum subdivision size of 325 square metres, which is consistent with the surrounding R3 zoned land.
