After winning gateway approval earlier in the year, Fabcot’s rezoning proposal for its mixed-use site at 1 – 7 Rangers Road and 50 Yeo Street in Neutral Bay is in the final stages of planning. The amended local environmental plan is with the Parliamentary Counsel for drafting.
The site comprises 3 stratum lots, providing a total site area of 4,207 sqm. The broad intent of the rezoning is to achieve a mixed-use development outcome, including an upgraded full-line Woolworths supermarket, together with supporting retail, commercial and residential land uses.
Under the department’s gateway approval, new planning controls will soon be adopted on the site, including increasing the height limit from 16 metres to 26 and 31 metres. The non-residential floor space ratio will increase from 0.5:1 to 1.8:1, consistent with the Neutral Bay Town Centre Plan.

Fabcot’s indicative concept scheme provided as part of the proposal indicates nearly 16,000 sqm of floor area, comprising:
A ground level public plaza and through-site link will be delivered to activate the site and provide a new civic heart and focal point for Neutral Bay.
