Peri-urban Austral will soon welcome a mixed-use fast food outlet, childcare centre and industrial complex

Liverpool Council has recently given the tick of approval for a mixed-use facility at 555 Fifteenth Avenue in Austral. 

With 17,560sqm of land, the project will contain the following across three lots: 

  • Lot A: 179sqm service station and two fast food outlets with 30 and 20 seats each, 
  • Lot B: 263sqm veterinary hospital, 247sqm gymnasium and 94-place childcare centre, and 
  • Lot C: 3500sqm plus light industrial complex. 
 
IN2 zone objectives recognise the need to provide a mix of uses, including uses that serve the day-to-day needs of workers. The proposed gym and childcare centre are intended to perform that function. 
 
The development is setback 23 metres from the edge of the existing road corridor, consisting of 10 metres of land reserved under the Sydney Region Growth Centres SEPP, plus an additional 13 metres of unreserved land. 

 

The indicative layout plan for Austral-Leppington envisages a road to be created on the northern side of the site (i.e. the new Industrial Street). The applicant explored the option of creating direct access to Gurner Avenue through one of its northern neighbours but that neighbour refused to provide their consent. 

Even though approval has been granted, a number of deferred commencement conditions were imposed by Council, including that construction cannot commence until Sydney Water confirms the public utility infrastructure to service the site is available.

Located within the Austral and Leppington North Precincts of the Liverpool Growth Centre and on the periphery of Western Sydney Airport, the site is part of a future light industrial precinct that extends between Gurner and Fifteenth Avenue. 

Fifteenth Avenue is identified as a corridor that will link Liverpool City Centre and the new airport. Council’s strategic planning for the corridor is progressing through its work on the Fifteenth Avenue Smart Transit (FAST) project. 

Council’s vision is that the FAST corridor will be green and landscaped-focussed, with urban and rural forms interspersed along its length. The development supports this vision by retaining significant trees in its frontage and proposing a comprehensive landscape scheme to create green corridors through and across the site. 

Austral is a peri-urban community that has historically been used for small scale primary production, including poultry farming and rural lifestyle housing. The area is undergoing major transition with the introduction of low-density housing and supporting services, including local centres and schools.
