Parramatta’s Skyline: A New Landmark at 124 Wigram St

In September 2019, Think Planners lodged a planning proposal for land at 124 Wigram Street in Harris Park. The 1,559 sqm site is located on the south-eastern edge of the recently completed Parramatta CBD Planning Proposal.

Zoned mixed-use with a 72-metre height limit and 10:1 mapped FSR, the proponent is proposing to increase the planning controls to 103-metres (i.e. 32 storeys). This will likely result in 36-storeys once the 15% design excellence bonus is included. Gateway approval was issued by the planning department in July 2024.

The rezoning proposal provided two reference schemes. One is a commercial office development with 16,656 sqm of floor space. The other is a mixed-use scheme with 163 apartments. Parramatta Council notes the proponent indicating a verbal preference to develop the mixed-use scheme.

Land surrounding the site contains various completed or under construction multi-storey developments, including:

  • 19 x storey mixed-use development at 23 Hassall Street,
  • 21 x storey mixed-use development at 13 – 15 Hassall Street, and
  • 45 x storey construction site at 20 Parkes Street, and
  • 9 x storey building at 2 – 4 Charles Street, which benefits from a building height of 145 metres.

 

Existing on Wigram Street is a block of blond brick units.
