In September 2019, Think Planners lodged a planning proposal for land at 124 Wigram Street in Harris Park. The 1,559 sqm site is located on the south-eastern edge of the recently completed Parramatta CBD Planning Proposal.
Zoned mixed-use with a 72-metre height limit and 10:1 mapped FSR, the proponent is proposing to increase the planning controls to 103-metres (i.e. 32 storeys). This will likely result in 36-storeys once the 15% design excellence bonus is included. Gateway approval was issued by the planning department in July 2024.
The rezoning proposal provided two reference schemes. One is a commercial office development with 16,656 sqm of floor space. The other is a mixed-use scheme with 163 apartments. Parramatta Council notes the proponent indicating a verbal preference to develop the mixed-use scheme.
