Parramatta Leagues Club has been considering development options and negotiating with Parramatta Council for some time, seeking to complement the surrounding sporting, recreational and entertainment uses.
More specifically, the Club has been working towards a hotel development for many years, guided by a desire to provide a use which contributes positively to the area, meets the Club’s corporate responsibilities and provides a suitable and sustainable asset for a long time.
Owned by Parramatta Park Trust under an exclusive long-term lease with the Club, the site of the proposed hotel is a bitumen carpark for 94 cars. The proposal specifically involves a 17-storey hotel building accommodating 209 rooms and 4 lower levels, which contain a café, pool, fitness centre and recreational uses, as well as function room facilities.

Sitting on over 4600 square metres, vehicular access to the hotel is proposed from O’Connell Street to the south of the building (via an access road to/from the adjoining CommBank Stadium).
No additional parking is proposed, with parking to be accommodated in the adjoining large carpark, which currently provides 4-7-storey carpark of 773 car spaces (replacing 291 spaces).
A hotel specifically targeted to a market segment for teams, groups and corporate visitors supports the adjoining significant public assets, including CommBank Stadium and Parramatta Park.
Hassell has been appointed to secure a high-quality building that exhibits design excellence. A well-considered building has the opportunity to activate the surrounding public domain, improve surveillance, provide direction to pedestrian desire lines and stitch the surrounding uses and attractions together.
