Oxley Ridge Tavern: 3-storey pub and bottle-shop proposed in new Cobbitty

On exhibition in Southwest Sydney’s newest community is a $22 million 3-storey pub and ground floor bottle-shop on part of the site at 2 Brunsdon Road in Cobbitty.

At the initial pre-lodgement meeting with Camden Council in January 2022, the proposal included a 2-storey building and use as a pub, as well as ancillary use including a bottle-shop and three food and beverage pad mounts.

Since that meeting, a DA has been approved on the eastern portion of the site for a quick service restaurants complex, comprising four food and drink premises with drive-thru facilities.

The current pub proposal was part of a further pre-lodgement meeting in September 2022 for a:

  • lower ground floor bottle-shop,
  • ground floor pub containing indoor and outdoor dining areas, a sports and gaming lounge, kids play area, kitchen, office, bar and amenities, and
  • mezzanine level bar and kitchen, including indoor and outdoor dining area.

 

If approved, the gross floor area of the pub will be 1520sqm, providing capacity for 750 patrons. It is proposed to operate from 5am – 3am Mondays to Saturdays and 10am – 12am on Sundays. 

2020 plan of subdivision 

Of the total 1.3 hectare site, this neighbourhood scale pub proposal will only take up 6825sqm. 

Historically, the site falls within an approved subdivision in September 2020 for 120 residential lots, 1 super lot for further development and 1 neighbourhood centre lot.

The site is surrounded by land zoned for low density residential development to the west, north and north-east. In addition, the site is within close proximity to land zoned for general industries and business activities to the east and local centre to the south.

An approved ALDI supermarket and speciality shops is located directly to the south of the site.

The Oran Park and Turner Road Precinct are located within the South West Growth Centre and were released concurrently by the Minister for Planning in December 2007, allowing precinct planning to commence.

The proposal’s main trade area population is about 23,000 and is projected to increase to over 65,000 persons by 2041, representing a solid average annual growth rate of 5.7%.

In Outer Sydney, one tavern is typically supportable for every 11,000 people. On this conservative basis, the main trade population could easily support two taverns, with none currently provided and one under construction.

By 2041, up to six hotels/taverns would be supportable. The subject site represents a logical location for such use on a neighbourhood centre zoned land, as the closest pub within the main trade area is Gregory Hills Hotel, which is more than 6km away.

 

Cobbitty is located about 5.7km north of Narellan, 20km from Parramatta CBD and 46.7km southwest of the Sydney CBD.
