Oran Park Extension: Pondicherry Precinct Merges Contemporary Features with Historic Elegance

Pondicherry is the historical name of the farm that is being rezoned by the Perich family to accommodate over 2,200 new homes.

Located within the South West Growth Area, Pondicherry comprises 242 hectares of land and will accommodate up to 8,830 people, forming a natural extension of the Oran Park project, which will offer a high level of self-containment through a range of living options, schools, shops, community facilities, open space and employment opportunities.

Presently, the precinct is zone for rural purposes, but the Perich family are pioneering a proposal to rezone the land for a range of uses, including 2,200 new homes. A large bulk of the precinct will comprise small lot housing, as well as rear loaded attached dwellings with some apartment and mixed-use buildings surrounding the high amenity afforded by the Lake Precinct.

In addition to mix housing typologies, a range of complementary uses and facilities will be delivered in the precinct, including:

  • 5 hectares of open space around the lake and a further 5 hectares of local parks spread across the precinct to ensure all homes are within 400 metres of a local park,
  • district sports facilities over 9.2 hectares adjoining South Creek, including 4 x playing fields,
  • a community centre on the lake to be managed by Camden Council,
  • a 1,000 student public primary school, and
  • a 2,000 student K-12 private school.

 

Overall, Pondicherry will form an integral component of the local area linking to surrounding precincts, including the established Oran Park and future precincts of Lowes Creek Maryland and South Creek West.
