Once a carpark and soon a 45-storey tower

Developer Ecove Group is proposing a mixed-use development on its 7,711 square metre Sydney Olympic Park site at 2A and 2B Australia Avenue.

Specifically, Ecove is proposing the following development:

  •  45-storey serviced apartment tower with 464 rooms and a podium containing a combination of retail, commercial and registered club uses,
  • 12-storey commercial building and 5-storey pavilion, and
  • 2-storey pavilion that connects that connects to site 2A at level 1 via a pedestrian bridge.

 

Previously, the Planning Minister signed off on a proposed amendment to the State Significant Precincts SEPP as it relates to these sites. The amendment involved an increase to the height from 102 metres to 149 metres on site 2A and decrease in height on site 2B from 102 metres to 46 metres.

Fitzpatrick + Partners won the design competition because the innovative slender circular tower form on site 2A was the superior urban design response. In addition, the interesting, tessellated façade design will create a landmark building for this important axial site

Located within the northeastern part of the Parkview Precinct, the site is used as an at-grade carpark known as P6d. Development of the site is subject of a project delivery agreement between Ecove and Sydney Olympic Park Authority.

Within the Greater Sydney Commission’s ‘A Metropolis of Three Cities’ and the Central District Plan, Sydney Olympic Park is identified as a strategic centre within the Greater Parramatta to Olympic Peninsula. This catchment includes the Westmead Health Precinct, advanced technology and urban services in Camellia, Rydalmere, Silverwater and Auburn.

In addition, the Sydney Olympic Park Master Plan 2030 identifies Sydney Olympic Park’s vision as an ‘internationally recognised place with world-class events, venues, parklands and a great place to live and work, built on its Olympic legacy’. The masterplan indicated an increase in building heights and floor space ratios to enable the growth of an additional 2,500 jobs in the precinct.

Accordingly, the provision of this significant landmark mixed-use project is critical to the ongoing development of the precinct in line with its overarching vision.
