NSW South Coast: New Suburb On The Horizon

A long-anticipated plan to establish a brand-new suburb near Moss Vale has taken a significant step forward. The Moss Vale Road North Urban Release Area is moving into the next stage of planning, with Shoalhaven Council voting unanimously to put the plans on public exhibition, inviting community feedback.

Originally proposed in 2014, this master plan aims to transform a 226-hectare block north of Moss Vale Road, just outside Nowra, into a thriving new community. If approved, the development would introduce between 2,000 and 2,500 homes, bringing an estimated 5,570 new residents to the area.

The project envisions, in the early stages, 7 x super lots. These will accommodate a mix of small-lot housing, townhouses, a business park and a retail convenience centre. Public open spaces are also proposed, ensuring the new suburb balances residential living with community areas.

Moss Vale, historically known as a quiet rural town in the Southern Highlands of New South Wales, has steadily evolved into a more dynamic and diverse community. Moss Vale was once a hub for agriculture, particularly dairy farming and wool production. The town’s proximity to Sydney and Canberra made it an important centre for trade and transport, with the railway playing a key role in its early development.

Moss Vale has changed significantly over the years, with one of the main drivers being rezoning initiatives to address the housing demands in the broader Shoalhaven region. Recent rezoning efforts have seen more land opened for residential and mixed-use developments, creating opportunities for new homes, schools, and community facilities. These changes have attracted new residents, from young families to retirees, who are drawn to the town’s picturesque setting and growing amenities.
