Novus on Harris: 34-storey BTR project awaits Parramatta

On public exhibition in the month of March is a State significant development application for a mixed-use build-to-rent project at 39 – 43 Hassall Street in Parramatta.

With a capital investment value in excess of $50 million, the application seeks consent for a 34-storey building, comprising of:

  • a 3-storey podium providing retail and commercial floor space, residential amenities including a podium terrace with a gym, swimming pool, wellness spa and communal open space, and
  • a residential tower from levels 3 – 34, providing 204 build-to-rent apartments.

 

Being in the Parramatta CBD, the proposal triggers the design excellence competition requirements under clause 7.12 of the Parramatta Local Environmental Plan.

Rothelowan are winners of the architectural design excellence competition.

Vacant site from Hassall Street

Situated on 1,448sqm of land, the site has a mapped floor space ratio of 10:1 with no prescribed building height.

Currently vacant, the site is zoned and bound by land zoned B4 Mixed Use to its northern, southern and western boundaries, providing a range of existing and proposed mixed-use developments, high-rise office developments and educational facilities.

For the community, build-to-rent offers the prospect of delivering a much needed supply of resident-focussed housing direct to a growing rental market, sidestepping a more challenging development finance and presales market as far as off-the-plan residential projects are concerned.
