North Parramatta: New Parking Rates for Apartments

Parramatta Council at its meeting on 11 June 2024 resolved to approve the Parramatta CBD Supplementary Matters Planning Proposal. This proposal was prepared in response to outstanding matters relating from the finalisation of the Parramatta CBD planning proposal.

One key change in this rezoning proposal is an amendment to clause 7.17(2) of the Parramatta LEP. This amendment introduces appropriate parking rates for residential development located on the fringe of the CBD consistent with the Parramatta CBD Integrated Transport Plan. This transport plan recommended a higher car parking rate requirement for areas which are not within:

  • 800m or 10-minute walk from Parramatta Station
  • 800m or 10-minute walk from future Metro Station
  • 400m or 5-minute walk from Harris Park Station

The new parking rate will apply to North Parramatta and identified as Category B. The current parking rate will be identified as Category A.

The proposed changes to clause 7.17(2) are below and apply to apartment buildings and multi dwelling housing:

Resident Spaces

  • 0.2 spaces for each studio dwelling
  • 0.4 spaces for each dwelling containing 1 bedroom
  • 0.8 spaces for each dwelling containing 2 bedrooms
  • 1.1 spaces for each dwelling with 3 or more bedrooms

 

Visitor Spaces

  • 0.167 spaces for each dwelling up to 30 dwellings
  • 0.1 spaces for each dwelling more than 30 and up to 70 dwellings
  • 0.05 spaces for each dwelling more than 70 dwellings
