North Austral: New Supermarket Anchors Eco-Friendly Piazza Hub

Austral will receive another retail boost with the lodgment of a shopping centre development proposal at 495 Fourth Avenue. Spearheaded by Fabcot, this mixed-use development will feature a state-of-the-art supermarket as its anchor tenant, complete with an ancillary BWS liquor tenancy and direct-to-boost services.

The supermarket, covering 3,540 sqm, will offer residents a one-stop shop for all their grocery needs, as well as six dedicated direct-to-boot spaces. These parking spots will cater to shoppers using online services, enabling them to receive their orders without stepping out of their vehicles.

But the supermarket is just one piece of the puzzle. The centre will also provide for 1,838 sqm of specialised retailers and 1,727 sqm for commercial tenancies. A medical centre, office spaces, veterinary hospital could be included. Two kiosks will further activate the retail mix.

At the heart of the project is a vibrant public piazza, oriented towards Gurner Avenue. The piazza will serve as a focal point for the community, offering a gathering place that connects residents and visitors. It is strategically aligned to encourage foot traffic, supported by a north-south through-site link that provides pedestrian access from Gurner Avenue to the future unnamed southern road.

Previously, Fabcot lodged a DA on the site in 2022 for a supermarket and 174 apartments above. This was withdrawn in August 2023. This project comes after Fabcot also lodged plans last year to build another shopping centre in Austral at 260 Eighth Avenue, less than 4km from 495 Fourth Avenue.
