North Appin: Gateway Approval for 3,000 New Homes

In August 2023, the North Appin State Assessed Planning Proposal was lodged by the Ingham’s with the NSW Planning Department, which seeks to deliver up to 3,000 new homes and various other amenities on its 301 hectare parcel of land at 345 Appin Road.

In May 2024, the Planning Department issued gateway approval. Once the gateway conditions are met, the project will deliver:

  • 3,000 new homes while also providing a local shopping centre, a school site and a series of interconnected green spaces,
  • improved accessibility to local services and the future Greater Macarthur transit corridor, and
  • 56 hectares of land secured for environmental conservation, including securing part of a koala corridor to enable the safe passage of koalas from the Nepean corridor to the Georges River corridor alongside Ousedale Creek.

Ingham’s 301-hectare site

On completion, Ingham’s will deliver a range of low and medium density dwellings with 5% of medium density dwellings to be provided as affordable housing. All new homes will be within 30 minutes to key employment centres, such as Campbelltown-Macarthur, Camden and Wollongong.

The community will benefit greatly from this project, with 353 on-site jobs during construction projected and 317 work-from-home employment opportunities as part of the ongoing operation of the development.

Legally, this vision will be realised by amending the State Environmental Planning Policy (Precincts – Western Parkland City) 2021 with a new appendix to include the site and rezone land based on an aligned structure plan to Urban Development and C2 Environmental Conservation.

Ingham’s site is among 3 sites in Appin, which were placed on a priority list for fast-tracked rezoning by the former NSW Liberal Government.
