Planning Minister’s delegate has signed off on an amendment to the Canterbury-Bankstown LEP to make way for the redevelopment of Iris Capital’s ‘The Palms Hotel’ located at 165 – 185 Hume Highway in Greenacre.
The planning proposal gazetted last week made the following land-use changes:
Iris Capital has been in ongoing discussions with Council regarding redevelopment of the site since 2014 when the North East Local Area Plan was being prepared.
The vision for the site is to transform the existing aging ‘The Palm Hotel’ into a high-quality mixed-use development with multiple building forms, a large and prominent commercial tenancy and high amenity residential apartments. The new planning framework will create opportunities for 131 dwellings across terrace housing towards the rear of the site and medium rise apartment buildings. Under the previous planning framework, the site could only accommodate 99 dwellings.

The existing pub is set on 11,744 square metres on the south side of Hume Highway between Tennyson Road and Cardigan Road. It is bounded to the northwest by an industrial business park precinct.
‘The Palms Hotel’ is a 2-storey pub containing a sports bar, VIP lounge, bistro, function centre and short-term accommodation.
An alternative option to Iris Capital’s proposal would have been to await the implementation of Council’s Local Area Plan, which generally proposes the same standards as the subject proposal. However, this plan has stalled indefinitely and Iris Capital wished to move ahead with the redevelopment of this key site. In other words, the site-specific proposal provides the most effective way of giving uncertainty for the landowner and community about the site’s future.
