New car parking rates adopted for Rhodes Precinct

Rhodes Precinct was rezoned in October 2021 following the finalisation of the Rhodes Place Strategy 2021.
The strategy plan allows for 4200 dwellings in the precinct but recommends this number be capped at 3000 pending further infrastructure assessment.

As part of the rezoning process, landowners provided feedback in relation to the restrictive nature of the residential car parking rates. The feedback was that the current maximum car parking rates did not match current property market expectations for the area.

Meriton is proposing a mixed-use development at 34 – 41 Blaxland Road, 444 – 446 Blaxland Road and 1 – 5 Llewellyn Street in Rhodes East. The previous design proposed 354 units, which has an average of 80.5sqm of GFA per unit but the development has since been revised to provide 281 units with an average GFA of 101.4sqm in response to the market shift for larger units.

Having an interest in the Rhodes Precinct, Meriton commissioned Transport Planning Partnership to test what alternative rates of parking could be suitable in the precinct. This assessment was supported by Transport for NSW.

The planning department sought advice from its own traffic consultants – Jacobs – who found that raising the maximum carparking rates for residential uses to align with the rates for other accessible areas in Canada Bay would likely result in comparable traffic generation rates to those assumed by Meriton.

Accordingly, clause 7.8(2)(d) of the Canada Bay LEP has been amended to reflect the following new carparking rates:

Rhodes Precinct is made up of land to the east of Rhodes Station bound by the rail line Concord Road and Mary Street East, and to the west of the rail line bound by Mary, Marquet, Gauthorpe and Walker Streets.
