Montefiore Randwick seeks to redevelop underutilised carpark for more seniors living units

Montefiore is one of Australia’s leading aged care providers, with world class residential facilities across Greater Sydney. Its offering of aged care includes specialist in-home care for those living in the community, day centres and various types of on-site accommodation from high care to independent retirement living.

Consisting on its 2.94 hectare seniors living facility at 100 – 120 King Street and 30 – 36 Dangar Street in Randwick is a 4220 square metre under croft area that contains 23 x informal parking spaces. Given the strong demand for high-quality seniors accommodation in Sydney’s East, Montefiore is proposing to redevelop the excess land into a high-quality offering of seniors housing that will enhance the profile of the site and the immediate locale.

In particular, Montefiore is proposing to construct an 88 x car space basement across two levels and a new part 5 and 6 storey seniors housing building, which will accommodate 37 x independent living units, 6 x residential care facility rooms and 296 square metres of retail floor space, communal space and administrative uses.

Context of the 29,000 square metre site

Montefiore’s existing Randwick facility comprises 277 residential care facility rooms, as well as two fairly recently completed buildings that contain 79 independent living units.

Strategically, the proposed development will deliver much-needed seniors housing stock in an area with a growing aging population. The carpark that is to be redeveloped does not accommodate any existing function that is integral to the current operation of the seniors housing complex at the site.

Between 2016 and 2021, the largest population growth in Randwick was experienced by seniors aged between 70 and 84. During this time, the seniors population increased by close to 1700 residents. The population of Randwick residents aged 65 and over is estimated to increase by 52% by 2036, demonstrating a recognised need for much more seniors housing developments.
