Mirvac, together with its project partners – Benedict Industries and the Halfpenny family – are proposing to create Menangle’s first business park, known as Southern Gateway Business Park.
Comprising 13 lots along Moreton Park Road, the site directly adjoins two major infrastructure corridors on the Hume Motorway and the Southern Highlands railway line. Currently, the site is situated within a rural setting to the immediate south of the existing Menangle Railway Station and Mirvac’s residential development on Station Street.
Mirvac’s concept master plan indicates 113 hectares of land will be rezoned for employment purposes, comprising small-to-large format warehouse and distribution centres. This will create over 2,500 direct jobs.
Whilst the site sits outside the Greater Macarthur Growth Area, the structure plan dated November 2022 identifies the subject site as having a strategic role in providing future employment uses and jobs to support the future population growth across the area. The site directly adjoins the Greater Macarthur Growth Area from the west, with future east-west connectivity proposed to link the site to the future growth areas of Gilead and Appin, providing future residents with direct access to jobs.

The business park will provide a nexus between two growth fronts: Campbelltown-Macarthur and Wilton. Being strategically located along the Hume Highway allows efficient connections to Greater Sydney, Newcastle and Canberra. In addition, the site has the ability to leverage efficiently an existing rail line that directly adjoins the site, providing public transport access to Campbelltown and the Southern Highlands.
Historically, European exploration of the Menangle area occurred as early as 1790. Menangle has a rich European agricultural heritage, originally established to service the operation of Camden Park Estate, which was expanded from the early land grants to John Macarthur within the Cowpastures district.
The historic context of the site has a strong relationship to the Menangle village and the surrounding landscape character. It contains the historic Gilbulla (Ellel Ministries Conference Centre), which forms a focal point of the precinct and is listed as a State significant heritage item.
