Liverpool Council is in the final stages of rezoning 22 Box Road in Casula – also known as Mimosa Park.
Mimosa Park is currently constrained by access, as part of the road is closed along the sites frontage to prevent Box Road being used as a bypass from the Hume Highway. The site has limited functionality due to its size, access, safety and topography.
The site is under 600 sqm and is bordered predominately by low-residential development and upon rezoning to R2 Low Density, will likely be developed into a space conducive to a single-dwelling, enhancing the local streetscape and community fabric.
Council has indicated that upon rezoning the land parcel, it will be sold on the open market and the proceeds of sale are earmarked for the embellishment of Jardine Park, which is located 1.5km from the subject site. Council promises these proceeds will used to create a better recreational experience for the community and ensures the benefits extend beyond the immediate area.
The site and its context
Strategically, this rezoning supports the principle with some Sydney council to relocate underutilised public land to serve broader communal benefits. Transforming underutilised public reserves to residential spaces represents a thoughtful recalibration of land use, aimed at maximising communal and economic benefits, while improving the functionality and local character of areas. This is an underutilised approach to solving the housing crisis.
