Construction is underway on a new town centre in Sydney Metro that aims to rejuvenate the area and provide valuable new housing and retail space.

Just 12km from Sydney CBD, planning for Melrose Town Centre has been 8 years in the making, with initial urban planning discussions kicking off back in 2016.

Payce acquired the site in 2016 for $160 million. Deicorp has partnered with Payce on the project, which will see nearly 500 apartments built and around 30,000 square metres of retail space on the doorstep of a new light rail stop. Stage 1 will see a 5-level podium constructed, as well as 3 buildings. They will rise 6, 15 and 24 storeys high, with the same heights planned for the other three buildings. Two-bedroom apartments were the preferred configuration, making up around 70% of the apartments on offer.

The development will have a total gross floor area of around 73,000 square metres and act as the main service entertainment and shopping precinct for the wider Melrose Park area.

Coles will be opening a supermarket on the site, as well as other medical, entertainment, recreational and childcare operators. 1500 permanent jobs are expected to be created on completion.

The newest transport-connected community will play a pivotal role in the activation and vibrancy of Melrose Park, delivering a wide range of convenient retail, services and landscaped gardens. Melrose Park more broadly will house around 6000 apartments and include extensive parklands and tree canopy cover and bike paths connecting to the Parramatta River.

The precinct is divided into northern and southern parts, with Hope Street dividing the two. The northern part is bound by Victoria Road to the north, Wharf Road to the east, Hope Street to the south and Hughes Avenue to the west. The southern part is about 20 hectares in size.
