McDonald’s and Starbucks Join Amart Auburn

Cumberland Council has approved a 2 x lot subdivision to accommodate a 24/7 drive-thru McDonald’s and Starbucks at 311 – 315 Parramatta Road in Auburn.

The retail convenience development will provide a valuable service and facility within a highly accessible and convenient location along Parramatta Road. This will greatly assist in providing the services and facilities required to support the large volume of traffic which utilises Parramatta Road.

Currently accommodating an oversized Amart store, the DA will see the reconfiguration of the awning and a building extension on the southern side of the store. The wall enclosing the existing delivery/storage area to the south of the building, pylon sign addressing Parramatta Road and portions of the car park will also be required to be demolished.

McDonald’s will take up 380 square metres and Starbucks 250 square metres of floor area. Cumberland DCP requires 1 space per 7 square metres of floor area, which means both fast food retailers will require 90 car spaces.

McDonald’s will provide indoor seating for 70 people, with Starbucks to offer seating for 32 visitors.

The development will generate around 240 vehicles per hour in the weekday morning and afternoon peak hours.

Prior to lodgment of this DA, a DA was lodged for a service station, food and drink premises and 3 x speciality retail premises. This was subsequently withdrawn due to traffic and flooding concerns, particularly because of the potential overland flows of contaminated oil, grease and petroleum products from the service station.

The site is located on the northern side of Parramatta Road in Auburn, adjoining a mix of large format retail and industrial type land uses, including Bingo’s huge waste management facility.
