Master planning: Lendlease’s Gilead Milestone

Gilead is situated between Appin Road and the Nepean River, at the heart of the Greater Macarthur region. It will be one of the very few priority precincts capable of making a considerable impact to housing supply and securing key conservation corridors.

The planning department earmarked Gilead as urban capable land in 2015. Since taking a controlling interest in the land, Lendlease has been working with the department to progress the rezoning.

After being rezoned in early June 2024, this major planning milestone will see half of the 495-hectare site rezoned for environmental conservation, with the balance of the site approved to deliver 3,300 homes. Green open spaces, connected parklands, community and education facilities and a local shopping village will also be delivered alongside the homes. This will create more than $1 billion in construction work, which equates to about 2,000 jobs over the period of the project.

Lendlease’s 495-hectare master planned site

The shopping village will comprise 5,200 sqm of floor area, which is anticipated to grow up to 13,500 sqm over the life of the development. A land area of 3.9 hectares has been dedicated to accommodating this future retail demand.

The rezoned conservation areas on the site will contribute to Campbelltown’s first and only protected east-west koala corridors between Georges River and Nepean River. Lendlease has made an irrevocable offer to the Minister for Planning to enter into a planning agreement that would provide for biodiversity protection measures, as well as an education facility and roads with a combined value of nearly $224 million.

Stage 1 of the adjacent development, known as Figtree Hill, has experienced unprecedented demand from buyers since launching early last year, with all 450 available lots now sold. Delivery of Figtree Hill is well progressed, with construction of important safety upgrades to Appin Road now underway following approval from Transport for NSW.

Greater Macarthur Growth Area is envisioned to deliver 40,000 new homes, of which 15,000 will be delivered within the Gilead Precinct.
