Major redevelopment of Turramurra Village

A new planning framework is being proposed for 1364 – 1396 Pacific Highway and 1, 1A, 3 and 3A Kissing Point Road in Turramurra (known as Turramurra Village).

 

At present, Turramurra Village consists of 11 individual land parcels and has a total site area of 8,485sqm.

 

1 – 2 storey buildings front Pacific Highway with retail, commercial and food & beverage uses.

 

The primary aim of the proposal is to facilitate a mixed-use development on the landmark site within Turramurra Local Centre that reinvigorates the public amenity of the centre and aligns with key State, regional and local strategic planning priorities.

 

A number of key benefits will be delivered, including a mixed-use precinct with a supermarket, medical centre, retail, restaurant and cafe offerings that spill out onto the through site links.

 

To bring this vision to fruition, the following amendments to the Ku-ring-gai Local Environmental Plan are sought:

 

  • increase the maximum building height from 17.5 metres to 50 metres,
  • increase the maximum floor space ratio from 2:1 to 4.2:1, and
  • impose a minimum commercial and retail floor space ratio of 1:1.

 

In addition, the proposal seeks to reclassify Council’s car park (which forms part of the site) from ‘community’ to ‘operational’ land under the Local Government Act.

 

Following reclassification of Council’s land, a separate process will be undertaken for the investment of the land (according to planning documents).

 

The site is not listed as an item of environmental heritage but is situated in the vicinity of the Hillview Heritage Conservation Area.
