MADE Marrickville responds to Sydney’s growing demand for enterprise and creative spaces

TOGA’s $30 million 4 x storey industrial and enterprise development in Marrickville is under construction.

Named ‘MADE Marrickville’, the project has honed in on the demand for industrial space across Sydney and the rising trend of increasing storeys on top of warehouses to optimise and save space.

Located at 18 – 30 Faversham Street in a business development area, the development will see delivery of mixed-use and light industrial units that combines ground-floor specialised retail and market / food & beverage premises with light industrial units above.

The ground-floor uses are intended to bring local consumers into the area, with particular opportunity for weekend market style uses that connect to the Wicks Place mixed-use development and Wicks Park. These tenancies will operate for traditional hours.

Levels 1 – 3 will provide 37 x light industrial units, each with an individual unit parking space and loading bay, which extends out to an open area with part void and mezzanine office space above. Access to each floor is either by lift, stairs or a vehicle ramp so that individual unit users can drive in and out of their units.

Given the size and scale of the goods that will be made and stored in these small units, the ability to drive, park and load is essential. The units will be used for a range of light industrial or warehouse uses, including high technology, ‘maker’ spaces such as graphic designers, 3D printing or photographers, or more traditional light industrial uses, as well as supply chain industries. There is also opportunity for more commercial style users on the top floor given the large mezzanine spaces of these units could encourage e-commerce and IT businesses. The units will be accessible 24/7.

More than half of the workspaces are sold out with units priced between $700k – $2 million. Sizes range from 71 square metres to 230 square metres.

The project forms part of the Wick Park precinct in Council’s Victoria Road Precinct, with Faversham Street identified as a business development zone that will encourage new enterprises and creative uses. TOGA’s development will complement the desired outcome of the Wicks Park precinct.

The precinct plan also discusses the extension of Hans Place to Victoria Road will be a shared zone that will provide a key pedestrian link from the Creative Hub Precinct to the Victoria Road Commercial Corridor, with the opportunity for active uses such as cafes, studios, boutique showrooms and smaller retail opportunities.

The precinct is transitioning from a lower-density industrial precinct to a mixed-use and light industry and business precinct.

TOGA has partnered with Branxton and Rebel Group to develop the project, which is expected to open in early 2025.
