Macquarie Park Rezoning: What & Where?

Macquarie Park has been identified as an accelerated precinct under the government’s transport-oriented development program. This program complements the Macquarie Park Place Strategy.  

With state-prepared master planned documents released recently, the government is proposing to rezone land for up to 4,622 additional homes, including a mandatory affordable housing contribution of between 10% – 15%. Flexibility to use the E2 Commercial Centre zoned land for build-to-rent provides the opportunity to deliver an additional 5,096 homes.  

The TOD program in Macquarie Park accelerates Stage 2. The Stage 2 Area includes master planning and rezoning for:   

  • Neighbourhood 1 – North Park  
  • Eastern portion of Neighbourhood 4 – Macquarie Living Station  
  • Neighbourhood 5 – Porters Creek 
  • Neighbourhood 6 – Wicks Road South  
  • Neighbourhood 7 – North Ryde Riverside  

 

Certain sites in Stage 2 will receive huge height increases up to 190 metres.  

Additionally, multiple sites will be identified as Key Sites under Ryde LEP, which will include additional requirements for increased building heights and floor space. These are set out below.
